找差距,抓落實 ,海建房地產公司 到靈山·海建家園項目開展調研

靈山(shan)·海(hai)(hai)(hai)建(jian)(jian)(jian)(jian)家園項(xiang)(xiang)目(mu)(mu)由海(hai)(hai)(hai)南(nan)海(hai)(hai)(hai)建(jian)(jian)(jian)(jian)房(fang)地產(chan)開發(fa)有(you)限(xian)公司開發(fa)建(jian)(jian)(jian)(jian)設(she),海(hai)(hai)(hai)南(nan)省建(jian)(jian)(jian)(jian)筑產(chan)業(ye)化股份(fen)有(you)限(xian)公司承建(jian)(jian)(jian)(jian),是海(hai)(hai)(hai)南(nan)首個(ge)裝配式項(xiang)(xiang)目(mu)(mu)。該(gai)項(xiang)(xiang)目(mu)(mu)位(wei)于海(hai)(hai)(hai)口(kou)(kou)市靈山(shan)鎮東北側(ce),臨近瓊文大道與靈桂大道;本(ben)項(xiang)(xiang)目(mu)(mu)緊鄰(lin)靈山(shan)鎮中(zhong)心(xin),東南(nan)方向是海(hai)(hai)(hai)口(kou)(kou)美蘭(lan)國際機場,東北方向與海(hai)(hai)(hai)口(kou)(kou)市區隔江相望(wang)。項(xiang)(xiang)目(mu)(mu)總用地面積13586.03㎡,擬(ni)建(jian)(jian)(jian)(jian)叁棟(1#樓(lou)(lou)12層、2#樓(lou)(lou)10層、 3#樓(lou)(lou)11層)商(shang)品房(fang)住房(fang),總建(jian)(jian)(jian)(jian)筑面積 40491.4㎡,其中(zhong)住宅面積為(wei)26745.25㎡、商(shang)鋪面積2927.37㎡、地下(xia)面積為(wei)10165.05㎡;設(she)計有(you)車位(wei)318個(ge),其中(zhong)地上車位(wei)46個(ge)、地下(xia)272個(ge)。截止目(mu)(mu)前該(gai)項(xiang)(xiang)目(mu)(mu)已全(quan)部封頂(ding),進入室內裝修階段。樣板房(fang)正在建(jian)(jian)(jian)(jian)設(she)。
6月18日(ri)下午,為貫徹落(luo)實海建房地(di)(di)產(chan)公司(si)(si)“不忘初(chu)心、牢記使命(ming)”主(zhu)題教育實施(shi)(shi)方案部(bu)署,結合生產(chan)經營工(gong)作實際情況,聚焦(jiao)企業存在的(de)主(zhu)要問(wen)題,我(wo)司(si)(si)支部(bu)書記、董事長(chang)劉水清帶領班(ban)子成員(yuan)和(he)(he)各部(bu)門負責人深入(ru)一線,到(dao)目(mu)(mu)前處于(yu)開(kai)發建設(she)關鍵階段的(de)靈(ling)山·海建家園項(xiang)目(mu)(mu)開(kai)展(zhan)調研。調研人員(yuan)現場實地(di)(di)查看工(gong)地(di)(di)施(shi)(shi)工(gong)情況,聽取項(xiang)目(mu)(mu)管(guan)理人員(yuan)的(de)工(gong)作匯報,對照我(wo)司(si)(si)及集團公司(si)(si)對項(xiang)目(mu)(mu)進(jin)度的(de)計劃和(he)(he)要求,認為項(xiang)目(mu)(mu)施(shi)(shi)工(gong)進(jin)度推(tui)進(jin)緩慢,工(gong)期嚴(yan)重(zhong)滯后。
針(zhen)對項(xiang)(xiang)目(mu)(mu)施(shi)工(gong)(gong)中存在的(de)問(wen)題和不足(zu),施(shi)工(gong)(gong)單位產業(ye)化公司進(jin)行了(le)深入分析并提出(chu)了(le)具體的(de)改(gai)進(jin)和提高(gao)措施(shi),要求項(xiang)(xiang)目(mu)(mu)部(bu)要切實抓好項(xiang)(xiang)目(mu)(mu)推進(jin)工(gong)(gong)作,保(bao)證(zheng)足(zu)夠的(de)施(shi)工(gong)(gong)作業(ye)人員(yuan),加強施(shi)工(gong)(gong)現場各(ge)工(gong)(gong)種協調(diao),合理(li)(li)安排各(ge)道(dao)工(gong)(gong)序,延長作業(ye)時間,搶(qiang)回工(gong)(gong)期。產業(ye)化公司進(jin)一(yi)步提出(chu),在項(xiang)(xiang)目(mu)(mu)經理(li)(li)管(guan)理(li)(li)不力、組(zu)織協調(diao)失控的(de)情況下,今后項(xiang)(xiang)目(mu)(mu)進(jin)度款(kuan)由公司直(zhi)接管(guan)理(li)(li),嚴格把控各(ge)項(xiang)(xiang)開支,確(que)保(bao)工(gong)(gong)程款(kuan)用(yong)在項(xiang)(xiang)目(mu)(mu)建設上(shang),從資金上(shang)保(bao)證(zheng)項(xiang)(xiang)目(mu)(mu)的(de)順利推進(jin)。
調(diao)(diao)研組充(chong)分掌握了現階段項目存在(zai)的(de)(de)主要(yao)問(wen)題(ti),強調(diao)(diao)做好做實各項工(gong)(gong)(gong)作的(de)(de)關鍵在(zai)于(yu)抓好落(luo)實,對下(xia)一階段的(de)(de)工(gong)(gong)(gong)作提(ti)出(chu)要(yao)求(qiu):一是我司(si)從(cong)班子成(cheng)員(yuan)到現場(chang)管(guan)理(li)(li)(li)人員(yuan)要(yao)從(cong)思想(xiang)上高度(du)重(zhong)視項目的(de)(de)質(zhi)量(liang)安全和(he)工(gong)(gong)(gong)期(qi)管(guan)理(li)(li)(li),班子成(cheng)員(yuan)要(yao)蹲(dun)點工(gong)(gong)(gong)地(di)抓好重(zhong)點難點工(gong)(gong)(gong)作,管(guan)理(li)(li)(li)人員(yuan)在(zai)現場(chang)要(yao)主動作為(wei),我方(fang)(fang)要(yao)有(you)具(ju)體的(de)(de)施工(gong)(gong)(gong)計(ji)劃,對施工(gong)(gong)(gong)方(fang)(fang)提(ti)出(chu)嚴格要(yao)求(qiu)。二是根(gen)據項目完工(gong)(gong)(gong)交付日期(qi)倒排(pai)工(gong)(gong)(gong)期(qi),層層抓好落(luo)實,審核每(mei)天進(jin)(jin)度(du)完成(cheng)情(qing)況(kuang),每(mei)周匯(hui)總,查找(zhao)未完成(cheng)進(jin)(jin)度(du)的(de)(de)原(yuan)因(yin),獎(jiang)優罰劣,把工(gong)(gong)(gong)期(qi)管(guan)理(li)(li)(li)做細做實。三是項目部(bu)臨時黨支(zhi)部(bu)關鍵時刻要(yao)起到戰斗堡壘作用,帶領(ling)全體管(guan)理(li)(li)(li)人員(yuan)攻堅(jian)克難,對標集(ji)團公(gong)司(si)要(yao)求(qiu)、房地(di)產(chan)公(gong)司(si)要(yao)求(qiu)、項目合同工(gong)(gong)(gong)期(qi)要(yao)求(qiu),查不足、找(zhao)差距,抓落(luo)實,堅(jian)決保(bao)質(zhi)保(bao)量(liang)按期(qi)完成(cheng)施工(gong)(gong)(gong)任(ren)務,實現年(nian)底(di)完工(gong)(gong)(gong)交房目標。
